By making and confirming a reservation, the guest declares that they have read, understood and fully accepted these Terms and Conditions of Stay.
The guest making the reservation is responsible for informing all persons staying at the residence about these terms and for ensuring that all guests comply with them.
A reservation is considered final and confirmed only after:
Rates, offers and availability may change until the reservation has been finally confirmed and the required payment has been received.
Payment shall be made in accordance with the conditions of the selected rate and the reservation confirmation.
Non-refundable reservations generally require full prepayment. Once the reservation has been confirmed, the amount paid is non-refundable in the event of cancellation, modification, no-show or early departure.
Any bank charges, money transfer fees or exchange-rate differences shall be borne by the guest.
The reservation shall not be considered fully paid until the total amount due has been credited to the company’s bank account.
Aeolia Residences reserves the right to request a security deposit before or upon arrival to cover potential damage, loss, excessive soiling or violation of the Terms and Conditions of Stay.
The deposit shall be refunded following an inspection of the residence, provided that no damage, missing items or additional charges have been identified.
Should the cost of repair or replacement exceed the amount of the security deposit, the guest shall be required to pay the difference.
Check-in is available from 15:00 onwards.
Check-out must be completed by 11:00.
Guests are required to provide their estimated arrival time in advance so that their welcome and the handover of the residence can be arranged.
Early check-in or late check-out is available only by prior arrangement, subject to availability, and may incur an additional charge.
In the event of departure after 11:00 without prior approval, Aeolia Residences reserves the right to apply an additional charge.
Upon arrival, the main guest and the other persons staying at the residence may be required to present a valid national identity card or passport.
All persons staying at the residence must be included in the reservation or must have been declared and approved before arrival.
Providing inaccurate information or refusing to provide identification may constitute grounds for refusing accommodation.
The number of guests may not exceed the maximum capacity of the residence or the number of persons stated in the reservation confirmation.
Infants and children must also be declared when making the reservation.
Accommodating additional persons or transferring the use of the residence to third parties is not permitted without prior approval.
Should the permitted occupancy be exceeded, Aeolia Residences may request the immediate departure of undeclared persons, apply an additional charge or terminate the stay without providing a refund.
The entry and presence of undeclared visitors inside the residences or in the shared areas is permitted only with the prior approval of the management.
The main guest is fully responsible for the conduct of any persons invited to the residence and for any damage or violation caused by them.
Overnight stays by third parties who are not included in the reservation are not permitted.
Parties, receptions, events, professional photo shoots and other organised gatherings are not permitted without the management’s prior written approval.
The use of the residence for commercial, advertising, filming or other professional purposes requires a separate agreement.
In the event of an unauthorised gathering, Aeolia Residences may request its immediate termination, apply an additional charge or terminate the stay without providing a refund.
Quiet hours at the property are from 23:00 to 08:00.
Guests must keep noise, loud music, shouting and any other activity that may disturb other guests or local residents to a minimum.
Music in outdoor areas must always be kept at a low volume.
In the event of repeated complaints or a serious disturbance, the management reserves the right to request that the guests leave the property without a refund.
Guests must use the residence, furniture, electrical appliances, equipment and outdoor areas carefully and solely for their intended purpose.
The following are not permitted:
Doors and windows must be secured whenever guests are absent from the residence.
The guest is responsible for any damage, loss, breakage or excessive soiling caused by the guest, the persons included in the reservation or any visitors.
Any damage or malfunction must be reported to the management immediately.
The cost of repair or replacement shall be charged to the guest. Additional charges may also be applied for:
Keys, access cards, remote controls and access codes are provided exclusively to registered guests.
Access codes may not be shared, and keys may not be handed over to third parties.
In the event of the loss, theft or non-return of a key or remote control, the guest shall be charged for its replacement and, where necessary, for the replacement of the lock or access system.
Use of the swimming pool is entirely at the guests’ own risk.
No lifeguard service is provided, and guests are required to take all necessary safety precautions.
Children must remain under the constant and direct supervision of an adult at all times.
The following are not permitted:
Guests must comply with all safety instructions and signage displayed in the pool area.
Please shower before entering the swimming pool to help us keep the water clean.
The management shall not be held liable for accidents resulting from careless use, lack of supervision or failure to comply with the safety instructions.
Smoking and the use of electronic cigarettes or other vaping devices are prohibited inside the residences.
Smoking is permitted only in outdoor areas, with due care and using the ashtrays provided.
Cigarette ends must not be discarded on the ground, in plant pots, in the garden or around the swimming pool.
Smoking inside the residence may result in an additional charge for specialist cleaning, deodorising or the repair of any resulting damage.
The use of candles, incense, portable cooking devices, barbecues or any other device involving an open flame is strictly prohibited inside the residence.
Emergency exits and escape routes must remain clear and unobstructed at all times.
Guests may not cover, remove, disable or otherwise interfere with smoke detectors, fire extinguishers, emergency lighting or any other fire-safety equipment.
Due to the sensitivity of the drainage system, toilet paper, wet wipes, sanitary towels, tampons, nappies, cotton wool or any other object must not be disposed of in the toilet.
All such waste must be placed in the bins provided.
Any damage or blockage caused by improper use may be charged to the guest.
The residence is provided clean and equipped in accordance with its category and listed amenities.
Cleaning services and changes of bed linen and towels are provided according to the schedule and conditions of the reservation.
Guests are required to maintain the residence in a reasonably clean condition throughout their stay.
Daily washing of dishes, personal belongings or clothing is not included unless otherwise agreed.
Staff may enter the residence for scheduled cleaning, maintenance, technical inspections or in the event of an emergency.
Guests must place all waste in the designated bins and follow the management’s instructions regarding its disposal.
Waste must not be left in outdoor areas, around the swimming pool, in the garden or outside the residence.
Food remains must not be left exposed, as they may attract insects or animals.
Pets are permitted only with the management’s prior written approval.
The guest is responsible for the cleanliness and supervision of the pet and for any damage or disturbance it may cause.
Pets are not permitted inside the swimming pool or on beds, sofas or other furniture unless otherwise agreed.
Guests are kindly requested to use water and electricity responsibly.
When leaving the residence, guests must switch off the lights, electrical appliances and air-conditioning units and secure all doors and windows.
The electricity supply inside the residence may be automatically switched off when no guests are present. Essential appliances, such as the refrigerator, will continue to operate.
The air-conditioning units do not operate when doors or windows are left open.
Guests must immediately inform the management of any technical problem, damage or malfunction.
The management will make every reasonable effort to resolve the issue as quickly as possible.
Guests are not permitted to attempt repairs or interfere with the installations or equipment themselves.
The management reserves the right to enter the residence, with prior notice whenever reasonably possible, for urgent repairs, maintenance, safety reasons or to prevent damage.
Aeolia Residences shall not be held liable for temporary interruptions to electricity, water, internet, telecommunications or other public utility services caused by third parties, technical problems, weather conditions or events beyond the company’s reasonable control.
In all cases, reasonable efforts will be made to inform guests and assist in resolving the issue.
Guests are responsible for safeguarding their money, documents, jewellery, electronic devices and other personal belongings.
Aeolia Residences shall not be liable for the loss, theft of or damage to personal belongings unless such loss or damage is demonstrably caused by the company’s wilful misconduct or gross negligence.
Guests must lock the residence and secure all doors and windows whenever they leave.
Guests use the facilities, swimming pool, stairs, outdoor areas and equipment at their own risk.
Particular care must be taken on wet or slippery surfaces, around the swimming pool and when using outdoor areas.
Parents and accompanying adults are solely responsible for supervising minors throughout the property.
The following are prohibited within the property:
Any such behaviour may result in the immediate termination of the stay and notification of the relevant authorities.
The cancellation and modification conditions are determined by the rate and policy selected when the reservation was made.
For non-refundable reservations, no refund shall be provided in the event of cancellation, a change of dates, a reduction in the duration of the stay, late arrival, no-show or early departure.
Any request to change the reservation dates shall be considered subject to availability and does not constitute an obligation on the part of the company.
If the guest fails to arrive on the scheduled arrival date without prior notice or a separate agreement, the reservation may be considered cancelled.
No refund shall be provided for unused nights resulting from late arrival or early departure.
Aeolia Residences shall not be held liable for any failure or delay in fulfilling its obligations due to force majeure events or circumstances beyond its reasonable control.
Such events may include, without limitation, extreme weather conditions, natural disasters, fires, epidemics, government measures, strikes and disruptions to transport or public utility services.
In such circumstances, the conditions of the reservation and the applicable legislation shall apply.
The management reserves the right to refuse entry or immediately terminate a guest’s stay where the guest:
Where a stay is terminated due to a violation of these terms, no refund shall be provided, and the guest shall remain responsible for any damage or additional charges.
Any complaint or problem must be reported to the management without undue delay and, preferably, during the stay so that it can be addressed promptly.
Failure to report an issue in a timely manner may limit the management’s ability to investigate or resolve it.
Guests’ personal data is collected and used exclusively for managing the reservation, providing accommodation services, fulfilling tax and legal obligations and communicating with the guest.
Personal data is processed in accordance with the applicable data-protection legislation.
Professional photography, filming or use of the residence and facilities for commercial, advertising or promotional content is not permitted without prior written approval.
Personal photography by guests is permitted, provided that it does not infringe upon the privacy of other persons.
These terms are governed by Greek law.
Any dispute that cannot be resolved amicably shall be subject to the jurisdiction of the courts determined by the company’s registered office and the applicable legislation.
Aeolia Residences reserves the right to amend these terms where necessary for operational, legal or safety reasons.
Each reservation shall be governed by the version of the terms in effect on the date the reservation was confirmed, unless an amendment is required by a mandatory provision of law.
